The Role Project Development Manager The Project Development Manager will manage the delivery of estate design and development projects. They will ensure that Projects are properly managed to deliver all aspects to schedule, within budget and to high quality standards, exceeding, where possible, client expectations. They will drive forward programmes of activity across a range of partners and stakeholders in order to ultimately achieve Financial Close on property development projects.
The Project Development Manager will have to deploy a wide range of people management skills in order to achieve a satisfactory outcome. These will include leadership, motivation, negotiation and facilitation of team working.
Effective project management is pivotal to the successful operation of each LIFTCo. Ensuring this work is executed efficiently and effectively is a ‘mission critical’ for the General Manager and each LIFTCo Board.
Key Responsibilities Key Responsibilities include Producing and managing a master programme and the necessary subordinate programmes for delivery of the given project/projects from inception through to construction completion/occupation. Tracking progress against the Project Plan and managing changes to the Project Plan. Accurately perceiving the key issues of the project and their effective communication to the client and to the project team. Drawing up a project work plan, allocating tasks to individuals, agreeing times and costs and ensuring that the work is completed on time within budget and to the required quality level. Establishing clear project roles and responsibilities then managing, facilitating and supporting the project team to ensure that everyone is successful. Actively manage risks and issues, taking appropriate corrective action as required. Maintaining good working relationships internally, externally and with the client. Attending all progress and properties related meetings and preparation of a minute/file note of each meeting for internal distribution and record keeping. Provide regular progress against objectives reports and prepare the final report that evaluates the success of the Project. Alerting the General Manager and other appropriate members of staff to significant problems regarding a project as soon as they become apparent. Attending regular progress meetings chaired by the General Manager. Ensuring project documentation is defined, maintained and that effective change control is undertaken. Ensuring that Health and Safety standards are established, monitored and maintained. Co-ordinating with the Commercial Director in relation to contract documentation, budgets and other related matters. Establishing a working relationship with Local Health, Authority departments, resident groups and other stakeholders. Ensuring that the results and lessons are learned internally and externally. Taking part in periodic reviews of performance on projects, with the aim of improving the services provided and the success of the company in delivering developments. Keeping abreast with developments in fields of interest and helping to ensure that the company remains seen as a leader in these fields.
The Project Development Manager will lead a dedicated team of individuals with specific responsibilities such as Quality Control, FM/Estates Management, Lifecycle Management, Property Development and others as required. They will be expected to manage and co-ordinate this team in a manner which will ensure positive, professional and cohesive results from others in the supply chain throughout the development process.
The Company Our client provides management services to the 5 successful LIFT projects in Barnsley, Doncaster, Camden and Islington, The Solent and Bury, Tameside and Glossop. These business are primary responsible for developing Primary and Social Care estate solutions.
The Rewards There is a very competitive package available for the successful candidate this includes a salary up to £60k salary, negotiable depending upon experience. Car allowance option, pension and healthcare.
